Stage 1: Getting to know what you’re looking for

We’ll spend some time getting to know you and your property purchase preference. What area. What style of home. What budget. What accommodation preferences, and much more. This allows us to formulate our road map or ’plan of attack’ document. It sets a clear goal of the type of property we are looking for. 

 

Stage 2. The property search

After we have got our road map we hit the ground running. We create a WhatsApp group which is the central hub for all property-related videos. We don’t just look on realestate.com.au/domain.com.au, however, we definitely still keep our eye on them, as we find our clients can sometimes miss hidden gems! But we get on the phones to local agents to try and find property that are coming up or are offered off-market. Our industry relationships often mean this is a large advantage of our service.

If we find a property that may suit we will inspect the property on your behalf and send the video to the WhatsApp group. We will then send a follow-up email with the pros and cons and our recommendations on whether or not you should consider the purchase. If you like the look and sound of the property we arrange an inspection for you. Following that inspection, if you like it, we will proceed to our next stage of reporting. If not, not a worry! It’s on to the next property. You are kept regularly in the loop with weekly emails. 

You will be loving our service by this stage, because you’ll have your weekends back and won’t be juggling the dozens of agent calls. 

 

Stage 3: We Report

So we find a property you love, then our due diligence and reporting starts. We generate a detailed in-house report of the suburb and the property itself. This is a lengthy document outlining the suburb attributes around population, the average length of ownership, details around % of owners v renters, market activity snapshot for the last 6 months, median house prices in the suburb every year for the past 5 years, and much more. We conduct planning application checks, and school zone catchment verification. When it comes to the property, we check the walk score, compounding capital growth rate, property history activity, and comparable sales. The comparable sales allow us to give you our recommendations around pricing. 

 

Stage 4. You decide

After our reporting, you decide whether you want to pursue the property and try and secure it. 

We’ll be able to coordinate building and pest inspections/rental appraisals/contract reviews and much more. It’s at this stage we might also discuss additional clauses to be added to the contract such as a request to have early access to the property for the purposes of getting prospective tenants through the property. 

 

Stage 5. Securing - Negotiation and Bidding

At this point, we will have discussed deposit and settlement terms and your final budget for the property. We will try and buy the property as far below this budget as possible. With 20 years combined experience and hundreds of property negotiations under our belt, our negotiation power works on your behalf to save you money.

 

Stage 6. Post purchase

You may have bought your property; our service doesn’t end there. We coordinate and manage all the remaining steps including the final inspections, right up until the keys are in your hand!
