  • Honestly...there are just too many to list in such a short space! The real estate market is full of traps and spruikers. The most common danger is becoming emotional and losing sight of what you need...because of the shiny house you think you want. Also, in the “getting to emotional” category is paying more than what the property is worth or buying an investment based on “feeling” - rather than numbers and reasoning. Once you make a mistake in property it’s not easy to change. It will cost $10,000’s down the line (Capital gains tax, stamp duty, fees etc) if you need to change your mind. A buyer’s agent will make sure you get it right the first time and are not left with buyer’s remorse. We’ll also use our expertise and review the fine print, so that you don’t get any nasty surprises. The answer you want to hide until a click goes here!

  • Where do we start! First of all, we treat every client like family. We don’t recommend property to our clients that we wouldn’t buy for ourselves, or for our family & friends!

    This means we are far from transactional, in fact we cap the number of clients we work with at any one time. We pride ourselves on giving personalised service, you’re not just put on the ‘conveyor belt’.

    We come from a property strategy perspective and give advice around what constitutes a-grade real estate. We discuss your goals and where you want to be in 5-10 years. We know first hand the amazing things real estate can do for wealth creation and we focus on this with every purchase we make.

  • 100%. We are with you from start to finish. So we can connect you with the right people to get your finance sorted (this is step one in the purchasing journey! But usually people come to us with their pre-approval), and then right through until the keys are in your hand on settlement day!

  • Of course! Getting people narrowed in on the best strategy for their property purchase is one of the key milestones in our process. We’ll work you through different options, and also chat through your risk appetite. At the end of the day, you have to understand the strategy and be comfortable with it!

  • Did someone just say ‘value add’? YES! We love when people are open to adding value to their property (usually by way of renovation), and we can absolutely help with how to do that. Sam has actually renovated her own property – making a nice little profit when she sold! And when we were both selling agents, we’d often help clients with pre-sale works, where we had the saying, ‘we’re spending a dollar to make 3!’.. and often a a quick $20k facelift to a property would make them an extra $80-$100k when they sold it!!

  • Absolutely! We’ve been in this industry for over a decade, and we’ve picked up some great contacts along the way. We are not financially or otherwise affiliated with any of these companies.. we just have used them over many years, and know they are great people and do their jobs extremely well! Please reach out if you need any good contacts.

  • We buy properties within 40kms of the Melbourne CBD, and right down along the Peninsula to Portsea. This is our neighbourhood, so we know the area and the key players very well.

  • We buy everything from big family homes, to one bedroom apartments for clients. We make sure we find a property that fits your goals and your brief.

    We also find investment grade properties that fit your needs whether it be capital growth, cash flow or a mix of both.

    Setting up self-managed super? Not a problem, we can find properties that meet SMSF requirements. Whatever you need, we will find it.

    What we don’t buy is off-the-plan or house and land packages.

  • Usually people come to us with their finance already sorted.. but if you don’t have that it's completely fine. We can put you in touch with a great mortgage broker or banker, but it is imperative that it is sorted close to when you come on board with us.

  • Each client is different, so time varies - however usually it takes around 60-90 days from signing onboard until you’re signing on the dotted line. It takes a LOT of time to research, shortlist, inspect and report on the properties we select for you. It’s not something we like to rush. On average, we put in 50-60 hours of work per successful transaction. Fortunately, that’s time that you save yourself by partnering with us.

  • Yes! We field all agents calls, attend the inspections for you and send videos of the best properties, and then coordinate a time which suits you best to look at the properties of interest. We bid and attend all auctions for you, and you don’t even need to come! The joys of this new covid world is digital signing!

  • Great question! And yes, both Sam and Tabitha are fully licensed realestate agents. And we received that qualification right here in Victoria! Because beware, there are some tricksters who get their license in other states and transfer them down here, so they don’t have to put in the hard yards (aka 1 year working under a fully licensed estate agent) in Victoria.. But don’t worry, we’ve got more than 1 year.. we’ve got over 10, each!!

  • Another great question.. Yes, we are! Its Australia’s premier industry association for professional buyer’s agents and advocates.. And we’ve had to jump through some hoops to get in, so you know we're legit! And a member of the REIV (Realestate Institute of Victoria). And if you don’t know what the REBAA is..

  • Absolutely! And because we are members of the REIV, we have to prove to them we have their minimum standard of insurance.. so rest assured, you’re in safe hands!

  • Generally, we recommend having a 20% deposit - plus enough for stamp duty and around $5k for closing costs saved up. It’s still possible to buy a property with less than 20% deposit, however this means you may need to pay Lenders Mortgage Insurance (LMI). LMI is added to the sum on your loan and you pay it off over time. There are some other options available, such as seeking a guarantor. Its best to speak with a mortgage broker about the best finance options for you.

  • We charge a flat fee! No percentage model here, as we want you to know our pricing recommendations for each property are completely independent.

    We request payment in two convenient stages. A small Engagement Fee (or commitment fee) when we start working together, and then the final (success fee) part is paid once we’ve successfully secured you a property that you are over the moon about!

    The investment in our service will be completely offset by the amount of time we save you, the education we give you, and not to mention our killer negotiation skills which will get you a great deal!
