Amanda
Amanda first came to Prop Culture after a discussion with her bank lead her to believe she had secured one of their First Home Loan Deposit Scheme places.
When she found out this was not actually the case she was left devastated and we quickly teamed her up with one of our trusted Mortgage Broker partners who secured her a FHLDS place with another bank and we were back on the hunt for her!
She was quite specific in what she wanted and there was only about 4 suburbs on her list. This is a blessing and a curse for a lot of the clients who seek out Prop Culture. It’s a blessing because they are not scouring all of Melbourne and pulled from all corners of the city, however it can often leave them starved of choice.
On this occasion we found a fabulous property which was on market. However, knowing what can happen at auction (big emotions and crazy high prices), we wanted to make sure we had a back-up plan for her, and we did. We found an amazing off market property right around the corner.
So we went to auction with our firm walk away budget, knowing we had a great plan b in the pipeline. So even if we did miss out, we were going to snap up a more recently updated home the following day. And that’s exactly what happened. A highly competitive auction of first home buyers took the property to $460,000, and we managed to snap up the off market property for $450,000, which equated to about $25,000 in value because the apartment we bought was in much better condition!
Savings: $25,000
Advantage: Access to an off market property
