Why these 3 Floorplans are the Best we’ve Seen

When it comes to buying a home, the layout can make all the difference to the liveability. A well-designed floor plan not only maximises space but also enhances your lifestyle, offering comfort, functionality, and flexibility. In our experience as buyer advocates, we've seen hundreds of floorplans, but a few stand out for their thoughtful design and efficient use of space. Here we showcase a few recent floor plans we’ve seen and loved. Obviously design is subjective, but we think these are some great layouts!

She’s a classic, she’s a beauty, she's a single fronted Victorian. Renovated and extended in the 90’s, just the way we like them! The hard work has been done for you and all she needs is a little facelift at some stage to bring her into modern perfection. Looking at this floor plan they’ve left the three big original bedrooms as is and kept the period charm intact, clever. Off street parking from the front is pure ease and convenience, The large central bathroom is in the perfect position and wont need to be moved again. Separate laundry room is a nice change from the usual European cupboard, and a classic open plan flow leading directly to the low maintenance courtyard is exactly what buyers and homeowners of this type of property are looking for.

We love a grand extension behind a beautiful period facade. These homeowners have thought of every aspect when it comes to the ultimate family home. Starting upstairs with the perfect kids zone, separate living area, three big bedrooms that will take the kids well into their teens and a full sized family bathroom with separate toilet (critical factor for busy mornings before school!). Heading downstairs we’ve got the primary suite at the front of the home (which is where all protective parents prefer to be). A 5th bedroom with ensuite on the ground floor can be used for future multi generational living. Laundry large enough to accommodate the whole family with direct access outside for easy hanging and ventilation. The powder room oriented towards the walkway instead of the living is a nice touch and obviously the expansive open plan living and dining is perfect for family fun and entertaining. A sliding door to separate the main living area from the front of the house and a mud room off the garage, so football boots and muddy shoes aren't tracked through the house top it off. This is the ideal floor plan for a family home in our opinion.

Look at that foyerrrrrr! We love an entrance that’s for sure and when it comes to apartment living and smaller spaces, it can be the excess (sometimes perceived as wasted) space that can actually give it a feeling of expansiveness. The key factors we love about this oversized apartment floor plan are the separation between the two bedrooms, so they’re not sharing a wall. The huge bathroom and separate laundry clearly lend themselves to a renovation into 2 bathrooms which will add value to the property. The open plan kitchen, living and dining area and balcony / outdoor area directly off the living zone. Tick tick tick tick.
