It goes without saying that clutter is the kiss of death for property sales.
We need to help buyers see themselves living in the home. A focus on space and light, along with some cleverly placed neutral items will have them mentally moving in their furniture in no time. Seeing the soon to be previous owners’ old shoes, wedding photos and baby pictures are a sure fire way to kill the fantasy quick smart.
Hire a storage box, get it delivered to your door, pack it up with basically everything you own and have it taken away just in time for that perfect façade photo.
Paint – PSA Painting (Allocate 2 – 7 days)
Freshness is critical to a buyers’ perception of the liveability of a property. If the home looks, feels and smells like it is clean, a buyer is much more likely to feel the home is ready to move into – even if you could put your foot through the kitchen floor!
A fresh coat of paint both inside and out will do wonders to cover up any general wear and tear, plaster mishaps and even the odd dodgy weatherboard.
Garden – Jims Mowing (Allocate 1 -3 days)
If your garden is looking a little lacklustre, now is the time to get it glowing. How far you need to take this will depend on the state of your outdoor areas to start with. When selling a property, we want to appeal to the masses, so clean and neutral is generally best. Declutter, clean and style your garden just as you did your interiors - front, side and back. A good trick is to purchase a couple of statement trees in beautiful pots which you can use to style the space but take with you when you go.

If you’re moving out for the sale and your home is going to be sold ‘empty’ paying for a professional property stylist is an absolute must if you want to achieve top dollar. Most people have trouble visualising the possibilities of empty space without some prompting.
Even if you are staying in the property for the sale, before you do your major declutter, it is wise to get a professional stylist in to quote for a ‘part style’. They may suggest a double bed
in the baby’s room, artwork in the hallway and replacing your oversized dining table with an appropriately sized option that actually showcases the space.
Professional clean – (1 day)
A professional clean is the cherry on top. We suggest our vendors book in a ‘vacate clean’ which is basically a deep detailed clean just before the photos and then schedule a touch up just before auction day or where necessary during a private sale campaign.
