Beaumaris - The sleepy suburb by the bay

If you’re looking for a sea and tree change, Beaumaris has it all. Bordered almost exclusively by golf courses, parks and beautiful beaches, it’s no wonder Beaumaris is highly sought by families looking to live in a safe bayside environment.

Harking back to the good old days of suburban living, the tree lined streets come whisper quiet and the neighbours extra friendly. With a handful of shopping strips and ‘The Concourse’ where you’ll find the buzz, you may be able to get a good coffee and some eggs on toast but you’d be hard pressed to find much more! No that’s not true, there's definitely a cute pizzeria that opened up in the early 2000’s somewhere in there (no wait, that was Black Rock)!

The magic of Beaumaris really lies in the bay, weekends spent exploring the rockpools and marine life at Ricketts Point followed by a perfect scoop of ice cream is all the excitement you’ll need. Oh and if you’ve got older kids, don’t worry… those empty streets and complete lack of public transport mean it’s safe as for sneaking out in the middle of the night!

Take your pick from a few high quality public schools including Beaumaris Primary and the infamous Beaumaris Secondary College - the reopening of which in 2018 saw sale & rental prices in the zoned area rise rapidly! The average length of ownership usually sits around 15 years so you may be hard pressed to find an abundance of stock available to purchase, but once you do you’re likely to settle in for a while.

Property prices have soared alongside some of Melbourne’s finest suburbs, the median house price has doubled in the last 8 years from $1,050,000 in 2013 to $2,085,000 at the end of 2021 and they have seen a compounding growth rate of 7.5% in the last 5 years alone! Safe to say it’s not such a sleepy secret these days.

Not only are the houses hotly contested but median unit prices are sitting at a whopping $1,115,000… This is due mostly to the size of the offering but also an indication of downsizers wanting to remain in the area, and first time buyers desperate to get into it. Over 87% of property in Beaumaris belongs to owner occupiers which is a testament to the way in which the neighborhood is run and kept.

So though I may have sprinted out of there the minute I turned 18… I’d go back with my daughter in tow for the white picket fence life in a heartbeat!
